If you are 'shopping around' for rates ensure that you are comparing 'apples with apples'. For example some firms will have a conveyancing fee which appears reasonable, but will then charge additional fees for work which we think should be part of the fee, such as "Fee to conduct searches", "Fee to arrange discharge of mortgage" etc. Some also charge for postage, telephone etc. Our fee is fixed for the transaction so there are no unpleasant surprises! We can also tell you exactly what the various government charges are, such as stamp duty, registration fees and search costs.

Private Sales

People wishing to sell their property without using a land agent are free to do so provided they adhere to the appropriate legal requirements. Mason Westover Homburg are experienced in private sale transactions and are happy to assist Vendors and Purchasers in their transaction.

Vendors must bear in mind  the requirement for Purchasers to be given all appropriate information regarding the property and that it is unlawful for Vendors to make any misrepresentation, even innocently, to the Purchaser regarding the property. This information is provided in the Form 1 Cooling~Off Notice which we would usually prepare along with the Contract.  Mason Westover Homburg always attend to the appropriate searches on behalf of clients, as these searches give most of the information necessary to complete the Form 1, and assist first home buyers obtain grants available.
